Acceptance of Terms

By creating an account or using arvhq.com (the "Service"), you agree to these Terms of Service.

Description of Service

ARVHQ provides automated After Repair Value (ARV) estimates, comparable sales ("comps") data, and related real estate investment analysis tools, based on third-party public records and automated calculations.

Not Professional Advice

Reports generated by ARVHQ are automated estimates for informational purposes only. They are not a professional appraisal, home inspection, or financial, legal, or investment advice, and should not be relied on as the sole basis for any purchase, sale, financing, or investment decision. Always verify figures independently — for example, with a licensed appraiser or a local real estate agent — before making a financial decision.

Accounts and Credits

You must create an account to use the Service. New accounts receive 3 free report credits. Additional credits can be purchased in credit packs through our payment processor, Creem. Credits are consumed per report generated and do not expire unless stated otherwise at the time of purchase.

Refunds and Cancellations

Credit packs are one-time purchases, not subscriptions. Because credits are consumed immediately when a report is generated, purchased credits are generally non-refundable once used. If you experience a billing error (such as a duplicate charge) or a technical issue that prevented you from receiving credits you paid for, contact support@arvhq.com within 14 days of purchase and we will investigate and issue a refund or credit adjustment where warranted.

Acceptable Use

You agree not to: (a) automate, scrape, or bulk-extract data from the Service beyond normal use; (b) attempt to bypass credit limits, bot protection, or account restrictions; (c) resell or redistribute reports as a data feed without our permission; or (d) use the Service for any unlawful purpose.

Data Accuracy

Comps and ARV data are sourced from third-party public records via RentCast and are not real-time MLS data. Data may be incomplete, delayed, or contain errors beyond our control. See our AI Disclosure page for detail on how estimates are generated.

Intellectual Property

The Service, its design, and underlying software are owned by ARVHQ. Reports generated for your account are yours to use for your own investment analysis.

Termination

You may stop using the Service and delete your account at any time. We may suspend or terminate accounts that violate these Terms, including the Acceptable Use section above.

Limitation of Liability

To the maximum extent permitted by law, ARVHQ is not liable for any indirect, incidental, or consequential damages, or for financial losses arising from decisions made using ARV estimates or comps data provided by the Service. The Service is provided "as is" without warranties of accuracy or fitness for a particular purpose.

Changes to the Service or Terms

We may update these Terms or modify the Service, including pricing and credit structures, over time. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
