How ARVHQ Generates Estimates

When you submit a property address, ARVHQ retrieves comparable sales and valuation data from RentCast, a third-party real estate data provider that aggregates U.S. county public recorded sales records. This data is not real-time MLS data and may lag actual market activity. ARVHQ then applies automated calculation logic to this data to produce your ARV, comps list, and maximum allowable offer (MAO) figures.

Estimates, Not Appraisals

All figures ARVHQ produces are automated estimates generated from public data and algorithmic calculation. They are not generated or reviewed by a licensed appraiser, and they are not a substitute for a professional appraisal, home inspection, or local market expertise. Actual property value can differ materially from ARVHQ's estimate.

No Guarantee of Accuracy

Because our underlying data comes from third-party public records rather than live MLS feeds, comps and pricing data may be incomplete, delayed, or occasionally inaccurate. We recommend independently verifying any figure before using it in a financial decision.

Your Data and AI Training

We do not use your property search inputs, reports, or account activity to train any AI or machine-learning model, whether operated by ARVHQ or a third party. Your inputs are used only to generate the report you requested, at the time you request it.

No Image Processing

ARVHQ does not offer an image upload or photo analysis feature. We do not collect, store, or process user-submitted images.
